PreOfferChecks generates a pre-offer intelligence brief for a UK property. You get pricing context, risk signals, and a practical offer recommendation before you spend money on surveys or solicitors.

Step 1: Enter the property

Paste a Rightmove or Zoopla listing link, or type the full UK address. Either works. Rightmove links are fine even when only part of the postcode is visible on the listing.

Add the estate asking price if you know it. Leave it blank and the tool will attempt to detect it from the listing. Add the estate agent website or name if you want the review lookup to pull from the agency directly rather than just the portal.

Step 2: Set property condition

Choose one of four condition options if you know the state of the property. This adjusts the fair-value estimate and recommended offer range:

  • Needs full renovation: uninhabitable or complete works required (-15%)
  • Needs updating: liveable but dated kitchens, bathrooms, décor (-7%)
  • Good condition: well maintained, no major works needed (no adjustment)
  • Recently refurbished: modernised within the last 2-3 years (+5%)

Leave this blank if you are not sure, it defaults to no adjustment.

Step 3: Choose a package

Basic (£9) covers the full pre-offer brief: offer range and anchor number, asking price vs fair value, live flood risk data from the Environment Agency, crime indicators from UK Police, nearby planning applications, school proximity, amenities and transport links, real HM Land Registry sold prices for the postcode, estate agent review signals, insurance complexity flags, buyer-profile suitability, and a bid/renegotiate/walk away call.

Full (£19) adds healthcare access indicators, an area social summary from local discussion sources, local news signals, local governance and council context, and extended verification guidance.

If you are early in research, Basic is usually enough. Full is worth it when you are close to making an offer and want the complete picture before committing.

Step 4: Choose your buyer lens

The lens shapes which signals get prioritised in the report output and suitability scoring:

  • Family: school pressure, parks, GP practicality, neighbourhood resilience
  • Investor: liquidity, supply pressure, resale signals, downside protection
  • First-time buyer: hidden-cost risk, insurance friction, things buyers often regret not knowing
  • Commuter: rail access, corridor friction, daily travel reality

You can switch lens after the report generates without paying again. The report recalculates suitability scoring to the new profile instantly.

Step 5: Pay and generate

Click the primary button. If you do not have an active package, you are taken to Stripe checkout. After payment completes you are returned to the tool and the report generates automatically, no need to re-enter anything.

Report generation takes around 30 to 60 seconds. A loading timeline shows each data source being checked in real time.

Reading the report

The report is structured into sections:

  • Offer Confidence Score: 0 to 100 overall signal, with a band (strong, fair, cautious, risky)
  • Profile suitability: how well the property fits your selected buyer lens
  • Offer Price Intelligence: modelled fair value, recommended offer range, anchor number, and market direction
  • Estate agent details: agent identity, public rating, review summary, caution signals
  • Environmental exposure: live flood risk from the Environment Agency, covering surface water and river flood areas within 2km
  • Crime indicators: area crime patterns from UK Police open data
  • Schools and catchment: nearby school proximity and type from OpenStreetMap — check individual Ofsted ratings at reports.ofsted.gov.uk
  • Planning activity: nearby applications and construction pipeline from the national Planning Data Platform
  • Market stability: real HM Land Registry sold prices for the postcode, with price trend and transaction frequency
  • Amenities and connectivity: named supermarkets, GP practices, parks, and rail stations from OpenStreetMap
  • Insurance complexity: signals that typically complicate or raise premiums
  • Wish I Knew Radar: buyer-regret risk drivers specific to the area and property
  • AI offer brief: a Claude-generated executive summary with offer strategy and key watch points
  • Verification checklist: next steps to follow up before committing

Switching profiles and exporting

Once the report is loaded, use the profile tabs to switch between Family, Investor, First-time buyer, and Commuter views. Scoring updates without re-running anything.

Use the Export PDF button to save a profile-labelled PDF for your records or to share. You can also print directly from the report.

Saved reports and your account

Create a free account at preofferchecks.co.uk/auth to have reports saved automatically. Saved reports appear in My Reports with confidence scores, dates, and quick access back to the full output. Purchases and invoices are under My Purchases.

If you run a report without being signed in, it will not be saved. Sign in before generating if you want it on your account.

What the report does not replace

PreOfferChecks is decision-support only. It does not replace a surveyor, solicitor searches, a formal valuation, or mortgage advice. Use it to decide whether the property is worth spending money on those next steps, not as a substitute for them.

Report outputs are generated using AI and automated scoring. They may contain errors or inaccuracies. Always verify key signals before making financial decisions.
