Terms of Service

These Terms of Service govern your use of https://preofferchecks.co.uk and any reports or services provided by Sentinel Metrics Limited trading as PreOfferChecks (“we”, “us”, “our”). By using the service or purchasing a report, you agree to these terms.

2. What we provide

PreOfferChecks is a pre-offer property intelligence and decision-support service for UK property buyers. You submit a property address or listing, choose a report package, and we generate a report containing pricing context, risk signals, area analysis, and decision guidance.

Reports are generated using artificial intelligence, automated scoring, and data from public and third-party sources. They are designed to support your decision-making only. They are not legal advice, mortgage advice, valuation advice, insurance advice, or a substitute for a surveyor, solicitor, or other professional.

We make reasonable efforts to ensure the accuracy of data used but cannot guarantee it. AI-generated content may contain errors, omissions, or inaccuracies. You should not rely solely on a PreOfferChecks report when making property or financial decisions.

3. Accounts

To purchase a report you must create an account using a valid email address. You are responsible for keeping your login credentials secure. We are not liable for any unauthorised access to your account resulting from your failure to keep credentials confidential.

We may suspend or terminate your account if we believe you are misusing the service, sharing access, or breaching these terms.

4. Payments

All prices are shown in GBP and include VAT where applicable. Payments are processed securely by Stripe. We do not store your card details.

Current pricing:

  • Basic report: £9
  • Full report: £19

Access to your report is time-limited from the point of purchase: 24 hours for Basic, 72 hours for Full. Make sure you review and save your report within that window.

5. No refund policy

All purchases are final. No refunds are given once a report has been generated.

Each purchase covers one report generation for one property. The report is generated and delivered immediately upon payment. Because the service is consumed at the point of generation, no refunds are issued after a report has been produced. This applies regardless of whether you agree with the report's conclusions or whether the property sale proceeds.

If you believe there has been a genuine technical error that prevented your report from being delivered, contact us at support@preofferchecks.co.uk and we will review the issue.

6. Acceptable use

You agree not to:

  • use the service for any unlawful purpose;
  • share report access with others or resell report outputs;
  • attempt to reverse engineer, scrape, or automate the service;
  • submit false, misleading, or fraudulent information;
  • attempt to circumvent payment or access controls; or
  • use reports for commercial property investment advice to third parties without our written permission.

7. Intellectual property

Reports generated by PreOfferChecks are for your personal, non-commercial use. You may save, print, and share a report for your own property purchase decision. You may not republish, resell, or distribute reports commercially without our prior written consent.

The PreOfferChecks brand, website, and underlying software remain the property of Sentinel Metrics Limited.

8. Limitation of liability

To the maximum extent permitted by law, we are not liable for any loss or damage arising from your use of or reliance on a PreOfferChecks report, including but not limited to: financial loss, investment loss, a failed or mispriced property purchase, or decisions made based on report content.

Our total liability to you for any claim arising from use of the service shall not exceed the amount you paid for the report in question.

Nothing in these terms limits liability for fraud, death or personal injury caused by negligence, or any other liability that cannot be excluded under applicable law.

9. Availability

We aim to keep the service available but do not guarantee uninterrupted access. We may carry out maintenance, updates, or changes at any time. We are not liable for any loss arising from service unavailability.

10. Changes to these terms

We may update these terms from time to time. When we do, we will update the date at the top of this page. Continued use of the service after changes are posted constitutes acceptance of the updated terms.

11. Governing law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
